  • We start with a conversation to understand the project scope, site conditions, and goals. This includes reviewing the property, discussing feasibility, and identifying early constraints such as zoning, setbacks, or existing structures.

  • For additions and remodels, we visit the site to take measurements and document existing conditions. For new construction, we review the site and discuss layout, access, and general placement before design begins.

  • We develop layout options based on your needs, budget, and site conditions. This stage includes back-and-forth coordination through meetings, calls, or site visits to refine the design before finalizing plans.

  • Engineering is evaluated early in the process. Prescriptive design is used when possible, while structural, civil, or truss engineering is coordinated for more complex projects, new construction, or when required by code or jurisdiction.

  • Construction documents are prepared for permit submittal and revised as required through the review process. We address plan review comments and coordinate corrections as part of the design scope. Full permit management, resubmittals, or extended coordination with city departments may be provided as an additional service.

  • During construction, we remain available to clarify drawings and coordinate revisions as needed. Changes outside the original scope or additional services are handled on an hourly basis.
